Benton Neese
RMIC
Kernersville, NC

Dear REOMAC members,

I am writing this to request your vote for the upcoming Board of Directors election. I have been a member of REOMAC since 2000 and have served on the board two different times (2004-2005 and 2007 to the present). In addition to serving on the board, I have also served on various committees, including the education committee, publications committee, lender roundtables, assisted with the silent auction, helped with registration at the conferences and have participated on various panels both at the conferences and regional dinner meetings. This has allowed me to understand the inner workings of REOMAC and give me assistance in knowing where REOMAC is going for the future. I feel with this experience, especially being on the board the past two years, I can assist the new board in developing the programs and the direction the board needs to go for its members. I want everyone to know that, if elected, I am open to suggestions and welcome input from any member of the organization. The board has accomplished a great deal in the past two years, but we have a great deal of work left to do. Like anything in this industry, if you set back and think nothing needs changing, you get left behind. That is not what I want for our organization and as one of your board members, I feel confident we can keep changing with our industry for the betterment of your organization.

Thank you for your support,

Benton Neese

Craig Wolfe

Affiliate Member Candidates

Cynthia Durham Blair
Rogers Townsend and Thomas, P.C.
Columbia, SC

I have been practicing law for 15 years. My practice is concentrated in real estate owned (REO) and I handle title and closings for over 2000 assets per year.

I joined Rogers Townsend & Thomas in 2002, quickly took over the firm's Real Estate Owned (REO) division, and became a shareholder. I am currently the department head of the Transactional Law Department and I manage the REO (real-estate owned) and residential real estate teams.

I graduated from Florida State University (BS 1990), the University of South Carolina School of Law (JD 1992) and the University of South Carolina School of Business (MIBS 1995). I was admitted to practice law in South Carolina in 1993 and Florida in 1995. I am also admitted to practice in the United States Supreme Court, the United States District Court for the District of South Carolina, the Northern District of Florida, and the Southern District of Florida.

I am past-President of both the Palmetto Land Title Association and the Mortgage Bankers Association of Greater Columbia and served on the boards of both organizations for several years. I have also served on the Board of Directors of Carolina Sunshine for Children, a non-profit organization for children with life threatening illnesses. I am a member of the South Carolina Women's Law Association, the Home Builders Association of Greater Columbia, and I serve on the Convention committee of the South Carolina Bar. In 2006, The State newspaper selected me as one of "20 under 40" award recipients for outstanding business people in the Midlands of South Carolina.

I am married to a South Carolina Highway patrolman and we have two children and three rescued dogs.

WHY I WOULD LIKE TO BE A MEMBER OF THE BOARD OF DIRECTORS

REOMAC faces quite a few challenges in the upcoming years as an organization. The overwhelming wave of foreclosures that began in 2008 continues to spiral, and predictions are that it will persist for some time. An unfortunate consequence has been a forceful dive into the default industry by asset management companies, agents, title companies, and lawyers who all want a piece of the action. REOMAC remains the premier organization and educational resource for its members who are experienced, knowledgeable, and not fly-by-night.

I would like to serve on the REOMAC Board of Directors for several reasons. As the managing attorney of the REO department of Rogers Townsend & Thomas, I have a solid understanding of the issues that face the default services arena, both from a national regulatory perspective and a boots-on-the-ground perspective. Additionally, my prior board experience provides me with the understanding of the work, the commitment, and the team effort that goes into governance. I am a solid leader with a proven track record and I can bring this leadership to REOMAC.

I appreciate your consideration of my candidacy.

Genia Engelstad
Elite Escrow Services of San Diego
San Diego, CA

I am past president of the Escrow Institute of California which is the trade organization for Independent Escrow Companies in California. I currently serve on the Board of Directors of this Association.

I am the 2010 President of the San Diego County Escrow Association and in that position will be a Director for the California Escrow Association.

Our company is involved in many local real estate boards and the Clairemont Chamber of Commerce. I continue my education by attending seminars, lectures, conferences, including REOMAC; 5 Star; National Settlement Summit; American Escrow Association; California Escrow Association; Escrow Institute of California conferences; webinars and classes.

I have been providing settlement services since 1979. I have owned my company since 1987. In that capacity I have seen the many changes in the real estate market and believe that I will lend a valuable voice to the REOMAC Board.

Something that I think that is missing in many organizations is the voice of the specialist on the street; the business and staff that has been in the community and understands the local processes and procedures to get the deal done! Having a working relationship with Lenders; understanding the REO and educating each other is the only way we can wind thru the maze of the REO transaction.

I have the experience to help make that happen!

I would appreciate your vote! Please write in GENIA ENGELSTAD.

Respectfully Submitted,

Genia Engelstad

Robert Gomez
Investors Title Company
Claremont, CA

Robert Gomez, Vice President and Sales Manager for Investors Title Company in California has been in the title industry for over 20 years and brings a wealth of knowledge and experience in closing REO transactions.

As a graduate of California State University, Fullerton Robert holds a Bachelor's degree in Communications with a minor in Sociology. He is adept at dealing with municipalities throughout the state of California. "There are no problems, only solutions" is his motto when it comes to closing challenging REO transactions. Robert's past and present clients include and are not limited to; Fannie Mae, Citi, AHMSI, NDS, ADVENT REO, Green River Capitol and Precision Asset Management.

Robert has been the affiliate president of various local boards and is on the board of directors for MSELA chapter of NAHREP. He is also a member of WCR, AREAA and an active member of REOMAC.

I understand what REOMAC's mission is all about. We need to maintain our identity as the premier REO organization in the industry while helping local, State and Federal entities understand how to deal with the ongoing concerns of the REO industry. Since 1989 I have been involved in the REO industry from a title point of view and have worked on compliance and legislative issues to help protect the lending institutions as well as the individual homeowner in the United States of America. REOMAC has been a leader for over 2 decades and I would be honored to continue in that tradition, if elected to the affiliate category of the Board of Directors. My goal is to help REOMAC broaden its scope through partnerships with real estate entities and community outreach programs. I am thankful that REOMAC has allowed me to run for this position and I will give 100% to REOMAC if elected. I recently spoke at the title attorney breakout session in Florida and received some wonderful comments on our session. I would like to get even more involved into the aspect of title insurance and how it plays a key role in the REO world.

When Robert is not working he loves surfing, snow skiing, fly fishing, playing soccer and golf. He has been happily married for 19 years to his lovely wife Kim. They have 3 children, Sarah and twins Garrett and Sage.

Thank you for your consideration and have an AWESOME day!!

Best Regards,
Robert Gomez

Robert Klein
Safeguard Properties, Inc.
Valley View, OH

What Robert Klein would contribute as a member of the REOMAC Board of Directors.

As a member of the REOMAC Board, Robert Klein will offer a unique perspective to advance best practices that will serve the common interests of REO brokers and mortgage field servicers. That interest is to assure that REO properties remain safe, secure and well-maintained until they are sold, and to maximize the property's potential for a faster and more valuable sale.

Robert Klein is CEO of the largest privately held mortgage field services company in the U.S. As he has done through his involvement in other industry groups, Robert will commit his personal and company resources to serve the mission of REOMAC and the needs of its membership.

In that regard, he has forged strong relationships with brokers nationally to better serve the mutual interests of our REO clients. These relationships have been built largely through his active participation in REOMAC for many years, as a conference participant, panelist, and editorial contributor to REOMAC Update.

One of the greatest challenges in the mortgage servicing industry is effectively addressing critical issues around REO properties. Robert has been a champion nationally on behalf of the industry with regard to vacant property ordinances and other regulations that impact REO properties. He has reached out to cities across the country to open channels of communications and build relationships on behalf of the industry and the clients we serve.

Mark Scarlatelli
Gamut Construction Company
Montclair, CA

I made it my goal at the beginning of the year to attend every meeting and conference in order to further my commitment to REOMAC, and the needs of our members. During the last meeting in Salt Lake City, I was able to discuss the vision of REOMAC with the attending Board of Directors; their vision runs parallel to my philanthropic goals, which play a big role in my career. As a Board member, I will be in a position to impact the organization by sharing ideas with my colleagues that can truly make a difference; ideas that perhaps come from a slightly different perspective, but will resonate with members. I have championed key issues like loss mitigation, health and safety, environmental impact, and code enforcement on behalf of the industry.

I have been associated with REOMAC since the early 90s and served on the Board at the turn of the century as one of its first preservation contractors. I remember the 'mom & pops' during the formative years of our organization who have now grown into sophisticated companies, thanks in large part to REOMAC.

My company is headquartered at the epicenter of the mortgage collapse in California, and I am determined to help alleviate the devastating effects of the economic meltdown. From my associates in the REO business, who want their businesses to thrive, to the displaced parents and their children who need our help, my goal is to make a meaningful contribution. My personal philanthropic goals involve the establishment of a foundation that can help those families that have been displaced by foreclosure or other extenuating circumstances. Children are our future and I am proud to support the REOMAC Scholarship Program.

I have gained a wealth of knowledge and experience growing up in the industry and my career path has led me through many aspects of the real estate business. From fixing smoke detectors to building multi-million dollar, state-of-the-art, fire stations, my company has done it all. I have been responsible for over $100 million in construction projects overseeing virtually every facet, from engineering, budgeting, and managing to design/build. Gamut Companies was ranked a Top Specialty Contractor out of thousands of contractors by California Construction Magazine, and also received two prestigious Fannie Mae Gold Hammer Awards. I was listed in 'Who's Who in America' last year for leadership and achievement in my industry.

'Going Green' may be an empty slogan for some companies, but we actually employ green practices in both our construction and renovation activities, as well as recycling the waste products generated by trash outs. My company has been awarded LEED certified projects by San Bernardino County, San Clemente, and Chino.

On a personal note, I cherish my family life and my two young children. I was born and raised in Pennsylvania as a third generation contractor. At the age of 12, I moved to Southern California where I eventually attended the University of Southern California studying business and communication.

I humbly ask for your vote and pledge to serve our organization with integrity and distinction.

REOMAC has undergone changes over the last few years and it is only the beginning of greater things yet to come. Education and Certification has been on the forefront of everybody's minds and we've hit the tip of the iceberg with regards to what my vision is for this great organization and the manner with which we bring greater education to members who thirst for knowledge. Member benefits in 2010 will be enhanced with a REOMAC Designation Program for Agents and Asset Managers as well as a continued education program for the future. I look forward to creating similar programs in the areas of Short Sale and Commercial REO, as well as the many job functions that fall into our Affiliate category. I envision creating webinars and additional live events to be held more frequently throughout the country, not only at our conferences and dinner meetings. I commit to developing a schedule that will make it more convenient for you to receive training and education through REOMAC. I would be proud to continue presenting ideas to the Board on your behalf, our Members, should I be elected to serve another term. TOGETHER let's continue to escalate REOMAC to the next level!

If you agree with me that decisions must be made to BUILD our Commercial real estate involvement and not undermine--our organizations purpose, I hope you will consider Voting for me to represent so we can all make a contribution.

Sincerely,

I was born in Los Angeles, California. Twenty years later I married my high school sweetheart, Naomi, who is my business partner today and also a REOMAC member.

We graduated with Bachelor of Arts degrees in Sociology from California State Sonoma University and then entered into Graduate studies program at Cal. State Fullerton and UCI. While student teaching in high school, I found out we were expecting our first child and I reluctantly decided to go into real estate sales, to better support our family.

After realizing a six figure income the first year of real estate, we opened Pacific Moon Real Estate and the next year stumbled across our first REO, in the waterfront gate guarded community we lived in. Taking advantage of this opportunity we started tracking foreclosures and flying across the nation, to meet banks with foreclosures. If you can imagine, in that era, they were happy to see us!

In 1985, two different groups of Asset Managers were meeting together in Northern and Southern California, to share ideas and experiences. They eventually emerged into what is REOMAC today, in 1986. That same year I was one of the first Realtors invited to join REOMAC, by the then President.

REOMAC's networking help catapult my career into over 5,000 local REO sales, become a national outsourcer and enabled me to start my own national REObroker network, REObroker.com. I enjoy Paying it Forward, and I would like to continue mentoring others.

From 2004 - 2008 I had the honor of serving our members on the REOMAC Board of Directors and Education Committee. In this upcoming 2010 year, some of the Board's latest policy revisions will be implemented and I would like to be the voice of our real estate professionals to ensure the new proposals are in our best interests also.

In 1986, I was one of the first Realtors invited to join REOMAC, by the President of REOMAC. Since then I have supported REOMAC with Exhibit Booths at Conferences, have moderated and spoke on many educational panels and have been a frequent article contributor to the REOMAC newsletter.

Personally I have sold over 5,000 Orange County, California REOs resulting in a #1 ranking most of the past four years. In 1994 we founded REObroker.com, featuring some of the most experienced and respected REO agents in the nation. Since 1986 we have Outsourced several thousand REOs for financial institutions that are still in existence today!

On the REObroker.com chat line we have daily discussions about on goings, in our business. With my REO experience dating back to 1981, I am one of the daily mentors on the chat line and with this knowledge I feel very qualified to represent ALL of the REOMAC membership.

My primary goals would be to increase REOMAC membership benefits and to help maintain REOMACs reputation as the premier default organization in the nation. I would like to ask for your vote to represent your best interests in the REOMAC organization.

Asset Financial Network, Inc.

I am a 1978 graduate of Wimbledon College of London, England. I have been practicing Real Estate in California since 1988 and began dealing exclusively with REO properties and transactions in 1993. During that time I became aware that there were very few REO Brokers and felt that it would be best to not only capture the California market, but to also expand my business and offer banks the opportunity to work with my brokerage in other states. So I began opening offices across the United States. I currently hold my broker's license in 9 different states. I have sold over 5000 Reo Properties to date and can manage up to 250 listings per month.

In 2006, I partnered to create HousingWire.com. HousingWire.com and HousingWire Magazine represent the premier independent source for news, commentary, and analysis covering the entire mortgage banking and financial markets. Our online and print media platforms focus on connecting the primary and secondary mortgage markets, an editorial mission that has made HousingWire the first publication of its kind within the industry: a real, honest, and ethical news outlet.

In 2009, I broadened my horizons to help create REO Insider Magazine, which first debuted at the LPS Conference in August, 2009. REO Insider is an independent, twice-monthly source of information for real estate agents and brokers conducting business in the REO market. The publication is considered an independent publication because there is no advertising! It provides simple ground breaking news and information that will help your business thrive.

To further support innovation within the REO industry, I became heavily involved in early 2009 with The Greenovation Institute.Greenovation's goal is to help businesses, individuals, and Banks maximize the return on their assets. It also assists Municipalities remove the stigma often associated with foreclosures. Our process offers a clear path for making this happen. This path combines:

  • Green-building home renovations
  • A new, clearer process for listing and marketing homes, as well as bringing in potential buyers
  • Opportunities for buyers to work with cities and neighborhoods to take advantage of incentives for owning Certified Green homes

I have not only an active member of REOMAC for over 15 years, but continue to be a sponsor for the organization every year. Being an REO Broker, I know what it takes to sell REO properties. I would love the opportunity to serve on the board in order to assist my fellow brokers with my knowledge and expertise and bring the best to this industry. My main goal as a REOMAC board member would be to increase member benefits, educate fellow brokers and to expand REOMAC's perception "as the best default organization in the country". I am sincerely requesting your support and vote, to represent you in the REOMAC organization.

Fondly,
Benny Nassiri

As a candidate I would like to be an integral part of the board that sets industry standards. I have been involved with REOMAC for many years now having volunteered many times during our conference events, and having been a golf event sponsor a number of times in the desert. Our industry has changed in the last 24 months, and we all see the challenges ahead of us to maintain industry standards in the REO World. Having been a broker in 3 states for 25 years with 20 of those years in REO before many knew this bank sheet term. I have seen drastic changes in the banks, lenders, outsourcers, and agents in our industry. It is imperative that we are seen as professionals in all fields.

I look to be a part of the board keeping REOMAC as the top player. I know that having participated in other conferences around the country over the years that REOMAC leads in organization and conference standards. I would like to see certification/education being done within REOMAC that add to our professionalism, and yet not be seen as fobbing off our wares in the industry. I do not want to see REOMAC being the "BUZZ WORD" like many are.

I have found over 15 years that it is our organization and professionalism in REOMAC that kept me coming back. I look forward to working for you with the board.

Respectfully,

Patrick O'Malley

BIOGRAPHY:
Experienced REO Agent with over 23 years of experience and 3,000+ closed transactions - retail shopping centers, mixed use commercial, mid-sized office buildings, multi-units and SFRs. Prior to opening my own office in 2008, from 1986 to 2008 I worked with Fred Sands and several Re/Max offices throughout Los Angeles and Beverly Hills. In 2002 I was the recipient of the Re/Max Most Commercial Transactions award for California and Hawaii.

I have a very diverse real estate background. Prior to my REO and commercial real estate ventures, I attended Southern California Institute of Architecture (SCI-ARC) and shortly thereafter worked as an Assistant Architect for Randall Duell & Associates. Thereafter I was involved with and worked on various high profile projects such as Epcot Center, Orlando Florida and Six Flags Over Magic Mountain, Valencia, CA. I also worked as the in-house interior designer and Project Coordinator for Concept Development specializing in estate remodeling and luxury condo development in Beverly Hills.

I currently have a staff of 15 members with strong expertise in Rent Control laws, REAP, and Section 8 programs. We have been managing assigned 2-4 unit REO properties at no charge to our 45+ clients for the past 20+ years.

Why I would like to be a member of the Board of Directors and My Vision for REOMAC:

My primary vision is to have REOMAC the primary and foremost trade organization representing and servicing all facets of the mortgage default servicing industry nationwide. My immediate goal is to attract and recruit new members from several large and mid-sized commercial banks. By broadening and increasing our membership, all members would benefit with a larger networking community as well as increased job opportunities - both critical issues over the next few years.

I have adopted REOMAC's philosophy - using knowledge, professionalism and integrity as the cornerstone of my business model and not only has it served me very well over the past 15 years, I believe it is vital for the endurance and growth of the industry as a whole.

I have been a committed REOMAC member since 1995. I have attended every spring and fall conference as well as the local dinners over the past 15 years. Approximately 10 years ago I recommended that all Asset Managers should not be charged the registration fee for our conferences. I am happy to see that the organization adopted that recommendation this year. I am further recommending that the hotel costs for the conferences should also be absorbed by the membership. They are a vital part of the conferences but because the are mostly a cost center as opposed to a profit center they are not able to afford the expenditure.

Ken Westfall
Westfall and Company
Colorado Springs, CO

Ken Westfall, owner of Westfall & Company Marketing and Management Group, Inc.

After studying Business Management at BYU in Utah, Ken moved to Colorado to start a career in Real Estate. After successfully building two retail real estate companies and selling them to Century 21 in 1982 he launched Westfall & Company National Marketing and Management Group to specialize in the valuation, management and marketing of REO. Because we were the first company to provide national REO Management Services, Kenneth became one of few leaders and innovators of processes used today. In 1998 after developing and implementing the largest BPO and REO company in the country, managing over 6,000 REOs, Westfall & Company sold to Chicago Title. Ken was retained by Chicago Title to help develop their National bundled services group.

In 2004 Ken developed a new national default asset management company called Assetlink for ServiceLink, LP. This company sold to Fidelity National Title in 2005. Today they manage over 30,000 assets.

Ken then moved back to his roots in Colorado Springs, relaunched Westfall & Company Marketing and Management Group, Inc. to become the #1 REO broker in Colorado Springs, Castle Rock and Parker area.

As a candidate for the REOMAC Board of Directors, I would like to introduce myself to those of you that I haven't had the opportunity to meet.

I am a 30 year veteran of the asset management and disposition industry, and have been a pioneer of Broker Price Opinions (BPOs) and Real Estate Owned (REO) outsourcing, which are now considered industry standards. I now own my own real estate company in Colorado Springs, CO, specializing in REO. During my many years of experience, I have become skilled at all levels of Mortgage Default Solutions, including REO outsourcing, BPOs, single and multi-family property value reconciliation, and appraisal review. I have served as Director of the Colorado Foreclosure Prevention Task Force under the Governor's office, and also sat on a federal Housing and Urban Development (HUD) panel regarding the disposition of REO properties.

After attending REOMAC functions for many years, and being a partner since 1985, I feel that I have a lot to contribute. There will be many new challenges coming to the REO business in the coming months and years, and I feel that my experience would be valuable in helping to educate and guide the REOMAC membership.

Thank you for considering me for this important position.

Ken Westfall
